Project case Studies
Five examples demonstrating Brito Novena team experience across redevelopment, housing, sustainability, and complex property operations.

Fall Creek Place Revitalization
The Challenge: A neighborhood with abandoned blocks and serious disrepair needed a coordinated mixed-income redevelopment strategy that preserved historic character while supporting rapid construction and new homeownership.
The Solution: Team leadership supported the initial grant, secured below-market financing from five banks, coordinated with Historic Landmarks of Indiana, assisted more than 275 prospective homebuyers, worked with eight builders and contractors, prepared closing documents, and coordinated infrastructure needs with the City.
Results & Impact: A $4 million HUD award helped stimulate more than $364 million in private investment. The redevelopment restored housing and tax value while earning national recognition for smart growth and municipal excellence.

City of Bicknell Neighborhood Stabilization
The Challenge: Bicknell faced neighborhood decline, blighted properties, aging infrastructure, and a weakened tax base. The City needed a fundable stabilization strategy that could generate visible, lasting improvement.
Approach/Solution: The team wrote the successful grant and provided project management on behalf of the City. The initiative integrated new housing, sidewalks, streets, and targeted blight elimination to restore neighborhood function and confidence.
Results & Impact: The City secured $11.2 million in Neighborhood Stabilization funding, developed 28 new single-family homes, improved public infrastructure, removed blight, and generated more than $300,000 in new tax revenue from homes and businesses.

Knox County Housing Authority Sustainability Initiative
The Challenge: The authority needed to manage complex public-housing responsibilities while reducing energy use, controlling costs, and demonstrating sustainability leadership within strict HUD requirements.
Approach/Solution: Executive leadership managed multi-million-dollar budgets, pursued renewable-energy options including solar and geothermal analysis, aligned sustainability with operations, and completed the accreditation process through the Sustainable Performance Institute.
Results & Impact: KCHA achieved HUD Green Accreditation, reduced carbon emissions by 9 percent from its 2013 baseline before leadership transition, and reported more than $1.2 million in energy-efficiency savings.

Multi-Site Property & Commercial Management
The Challenge: A diverse portfolio required consistent standards across different property types, locations, tenant needs, construction stages, vendors, and operating requirements.
Approach/Solution: Regional and project management experience included a 356-unit senior community, healthcare and fitness facilities, apartment and commercial communities, construction-phase coordination, preleasing, and property management for 13 Chicago Starbucks locations.
Results & Impact: Team experience includes improved occupancy, delinquency reduced to under 2 percent across an 11-community portfolio, successful preleasing of a major Chicago commercial project more than a year before completion, and disciplined multi-site operations.
